A 4-point inspection reports the age and condition of the four systems an insurer cares most about. Here's what each one covers and why it matters to underwriting.

Roof

Covering type, age, and remaining service life, plus visible condition. Insurers want to know how many years are left before the roof becomes their risk.

Electrical

Panel brand and amperage, wiring type, and any flagged hazards — older systems like Federal Pacific panels or cloth/aluminum wiring are what underwriters look for.

Plumbing

Supply and drain materials, water heater age, and visible leaks. Polybutylene and aging galvanized supply lines are common reasons coverage gets questioned.

HVAC

Heating and cooling type, age, and condition, with a functional check. Equipment past its expected life is documented honestly with its remaining outlook.

If you're buying, refinancing, or shopping for a new policy on a home around 20 years or older in Brevard County, your insurer may be asked for a 4-point by the insurer. It documents the age and visible condition of four core systems for the carrier's underwriting review.

Who needs a 4-point inspection?
An insurer or insurance agent may request a 4-point report when writing or renewing a policy, often for an older home. Confirm the exact requirement with your insurer.
How is it different from a full home inspection?
A full inspection evaluates the entire home for your benefit as a buyer. A 4-point is a focused condition report on four systems, written for an insurer's underwriting decision. They answer different questions, which is why many buyers get both.
Can I bundle it with my home inspection?
Yes, and it's the most economical way to do it. Added to a full home inspection it's $75 instead of $150 standalone, because we're already on site.
What if something gets flagged?
We document it plainly with photos. A flagged item isn't an automatic denial — it gives you and your agent the information to address it, get a quote, or discuss options with the insurer before closing.
